You’ve had a professional stager evaluate the condition of your property and you’ve completed the recommended repairs and updates.
You’ve had a pre-sale inspection done and taken care of any issues that were discovered.
The cleaner has been scheduled.
Your stager is coming in to merchandise every space specifically for your target buyer in a week.
Find a real estate agent that you feel confident in and comfortable working with.
Ask family and friends for recommendations.
Pay attention to the "for sale" signs in your neighborhood. Ask the seller about the service they have received so far.
Price is what you pay for a service but the value is in the quality of the service you receive
While it has become increasingly popular to try and sell a property on your own or with limited help from a discount realtor, I never recommend that. Take advantage of the experience, knowledge and negotiating skills of a full service professional. This is not the time to shop around for the least expensive agent you can find. Find an agent you feel confident in, an agent that understands your neighborhood and is responsive to your questions and concerns.
Help your agent sell your house
Don't contact an agent until you are ready to sell. Being ready to sell not only means have the property prepared and ready for listing photos, it also means that you need to be ready to listen to the advise your agent gives you. One example of a home seller not being prepared to sell is when they go against the advise of their agent and insist that their property be listed at a price that simply isn't realistic. No amount of staging or marketing will help sell an over-priced listing.
Make it easy to show your property. This means keeping it in show ready condition at all times. Your stager has likely shared some great tips on living in a staged property and daily maintenance combined with these tips will help ensure that your property can be ready to show with very little lead time. Aim for show ready in 30 minutes.
